All prices are per room, Twin and Double room rates are based on a maximum of two persons sharing and are subject to availability.
Classic room rates are based on one or two adults sharing a room, where 3 or 4 adults are sharing a room there will be an additional charge of £20.00 per person including breakfast.
Children under 5 are free of charge sharing an adults/parents room. Children aged between 5 and 12 years sharing an adults/parents room are charged at £15.00 per child including breakfast.
Unless otherwise agreed, a non-refundable deposit of £50.00 per room is required to confirm your reservation. All prepayments are non-refundable.
Dinner, Bed & Breakfast rates includes 3 course dinner. Supplements may apply for certain dishes.
All rooms have private en-suite facilities, please state your preference of bath or shower at time of booking and we shall endeavor to meet your request.
The Management cannot guarantee that the accommodation booked will be available before 3.00 pm. We kindly request you to vacate bedrooms by 11.00am on the day of departure.

Small dogs are permitted at the management's discretion and in selected guest bedrooms only. It is the owner's responsibility to make sure that other residents are not disturbed and any damage however caused may be charged following departure.
The organising client will be responsible for any damage or loss suffered by the Hotel as a result of any action by a member or members associated with the booking. The Client shall procure that any of its guests shall not act in an improper or disorderly way, leave promptly at the appropriate time and comply with reasonable requests by the Hotel's employees.
Any cancellations or booking amendments must be made in writing to the Hotel and acknowledged back by the Hotel, also in writing.
General cancellation policy is 48 hours. A cancellation charge of up to 100% may be made if you cancel within 48 hours prior to your arrival and we are unable to re-let your accommodation.
Cancellations due to weather related activities do not qualify for 48 hour cancellation policy. If it is safe to travel and make your journey to Kelso but you wish to cancel your confirmed accommodation because a specific activity or event is affected by weather cancellation policy is 7 days. In such circumstances a 100% cancellation charge will be made if we are unable to re-sell your accommodation.
All bedrooms are nominated as non-smoking, there will be a cleaning charge of £100 per room, which may be applied after departure and we may choose to alert the authorities to any suspected offence.
All Guests using the facilities of the Hotel must comply with all regulations concerning licensing, fire, health and safety.
It is prohibited to consume food and drink on the premises not supplied by the Hotel.
Special or Seasonal Events – a deposit is required of £50 per room to reserve a room at any seasonal or special events (including Hogmanay for example). The full balance for your inclusive break/package is required at least 28 days before the event. We strongly advise that you organise adequate travel insurance to cover you in the event of cancellation of these events. All deposits for these events are non-refundable and non-transferable.
Payments: Cheques are accepted only for amount covered by valid card. All major credit, debit and charge cards accepted. No credit facilities are offered unless pre-arranged in writing before arrival.
